
Village Board to review conceptual site plans for three speculative retail buildings on Lions Chase Commercial Outlot
HUNTLEY — At the Sept. 22 Village Board meeting, trustees plan on doing a conceptual review of proposed site plans for Lot 205 of the Fitzgerald Subdivision also commonly referred to as the Lions Chase Commercial Outlot.
Village staff state that the Final Plat of Subdivision, which established the Estates of Lions Chase, was approved back in 2005. Part of the subdivision approval included setting aside two lots fronting West Main Street and Charles H. Sass Parkway.
The petitioner, Inder Virk, is proposing the construction of three retail buildings to support a variety of speculative commercial uses, with the buildings being oriented toward West Main Street, according to the Sept. 22 meeting agenda packet.
Building A is expected to be located at the corner of Charles H. Sass Parkway and West Main Street.
The petitioner has also stated that the 14,250 square-foot standalone building is intended to be occupied by a single user, with the marketing of Building A being targeted towards either a fitness center, drug store, or other similar type users.
Buildings B and C are expected to both be 10,000 square-foot multi-tenant retail centers that face West Main Street. The multi-tenant buildings each include an endcap unit set up to accommodate a drive-through user, according to village staff.
Both of the proposed drive-through lanes are configured to provide two menu boards; however, the petitioner has indicated to staff that the design of the boards would be based on the user of the buildings.
At this time, there are no users that have shown interest in the use of the drive-through lanes, said the village.
The proposed plans illustrate two vehicle access points from both Charles H. Sass Parkway and West Main Street, with the plat of subdivision allowing for temporary full access to West Main Street and permanent right-in/right-out access to Charles H. Sass Parkway.
It appears that village staff will be suggesting that full access to the buildings be relocated to Charles H. Sass Parkway and that a review of the petitioner’s traffic study may necessitate additional roadway improvements, including a dedicated right turn deceleration lane for eastbound Main Street traffic.
The buildings will be able to accommodate parking for 161 passenger vehicles. Village staff explained that additional landscaped islands and pedestrian access from the walking path along Main Street will be required as part of the Final Planned Unit Development (PUD).
Because the plans are only conceptual, trustees are only required to provide the petitioner with initial comments and concerns that should be considered as the petitioner proceeds in the formal review process.
