Coral Street Firehouse development sees more potential delays in opening for occupancy
HUNTLEY — At the June 8 Village Board meeting, Joe Billitteri and John Curtis, representatives for Coral Street Firehouse, LLC, updated trustees on the status of the redevelopment of the former Fire Station One property located at 11808 Coral Street.
Before the updates, Village Manager Dave Johnson told the board that they should anticipate a request for an extension on the opening dates for the Coral Street Firehouse property, which will be further detailed at the upcoming June 22 Village Board meeting.
Following Johnson’s statement, Curtis addressed the board by explaining that the interior of the second, third, and fourth floors would be completed within a week and a half to two weeks, however, one outstanding delay they were dealing with was what Curtis described as an 18 inch by three-foot-long chipboard that operates the elevator.
Curtis stated that they expect the controller to be delivered on June 16, but it will ultimately be a two-week process to install and have it run properly. He added that they have an elevator inspection scheduled for June 29, though it is a 10-day process to receive a certification. Curtis anticipates further delays with the full elevator certification process as those scheduled services will fall during the week of July 4.
He further explained to trustees that the Coral Street Firehouse property cannot receive its certificate of occupancy without an operable elevator.
Billitteri chimed in next, telling the board that the developer will probably be seeking an extension until mid-August, but is hopeful to open for occupancy before that timeline.
As an added note, despite losing one tenant, the Firehouse property still has 17 out of its 18 units leased out, with Billitteri being confident that there should be no issues renting out the now available one-bedroom unit.
Dan Hart, the owner of D.C. Cobb’s, also gave trustees an update on the restaurant aspect of the building. He stated that he has not been able to do much due to having to wait for construction work on the building to be completed.
“I’ll do whatever I can to get open as fast as I can. We’re hiring and training people, but we’ve got to get stuff done. We’ve got to pass inspection and make sure stuff’s right. That’s out of my control,” said Hart.
As far as the exterior of the building, Curtis said that the west side is 100% completed. The north and south sides still need some additional work done before balconies can be hung in those areas of the building. The east side would be the last part of the building to be completed, according to Curtis.
Trustees seemed excited at the prospect of the Coral Street Firehouse property nearing completion.
“Looking forward to your opening. It’s going to be an exciting time and we’re very pleased not to have to drive to Woodstock in the future,” said Trustee Vito Benigno.
More updates on the Firehouse property will be heard at the June 22 Village Board meeting.
