
Village Board reviews an ordinance for a new multi-tenant light industrial building
HUNTLEY — Square Park LLC, the owner of the vacant property known as Lots 30 and 31 in the Bernat Industrial Center Subdivision Unit 2, is proposing to construct a new 19,894 square-foot multi-tenant industrial building with office and warehouse space.
According to the Feb. 22 Village Board meeting agenda packet, the site, which is currently zoned “M” Manufacturing District, is located at the northeast corner of Smith Drive (west) and Kreutzer Road. Currently, the anticipated primary tenant for the proposed new structure has been announced as Voxline, LLC.
Voxline is a company that preforms telecommunications infrastructure installation for cellular communications technology, stated village staff. The intended operations of the facility include the local administration of Voxline operations, storage of parts and equipment required for local installations, fabrication of equipment suited to customer needs, and planned delivery of stated services. Voxline will occupy half of the building which will leave two tenant spaces available for lease.
At the board meeting, trustees will review the final plat of consolidation that proposes to consolidate the two existing Lots 30 and 31 into a single 85,459 square-foot lot to be designated as Lot 1 within the “Square Park Campus Resubdivision.” The proposed structure and site work will be constructed as a single development across the property.
Additionally, the site plan proposes a new 19,894 square-foot building and a paved parking lot with curb and gutter. Access to the site is expected to be provided via two driveways along Smith Drive.
On Feb. 12, the Plan Commission conducted a public hearing to consider Square Park’s request. With no members of the public offering testimony in favor or opposition to the request, the Plan Commission unanimously recommended the approval of the petition by a vote of five to zero, subject to some conditions.
In a message to the village, Voxline representative Vasile Dorojan stated that the new facility projects an employee “headcount” of four to five people.
“We thank you for the opportunity to become a resident property owner in the Village of Huntly. We are anticipating a strong local presence, and this property will carry us forward as we continue our ongoing operations in the Chicago marketplace,” Dorojan told village staff.
A motion will be required of the Village Board for an ordinance approving the final plat of consolidation and the site plan review, including any necessary relief, for the construction of a new multi-tenant light industrial building to include Voxline, LLC.
