
Village Board to consider a special use permit for a drive-through Smoothie King
HUNTLEY — In 2023, Lot 6 in the Huntley Crossings Phase I Subdivision was approved for the development of a multi-tenant commercial building, which included a 1,395 square-foot drive-through unit that was slated to be used by “The Human Bean,” a drive-through coffee/expresso café.
According to village staff, Ordinance (O)2023-06.28 provided the final PUD (Planned Unit Development) approval and a special use permit for the drive-through food service establishment. However, circumstances have changed as the lot’s owner, Amit Patel, is no longer moving forward with The Human Bean in that tenant space.
The petitioner, IPG Huntley Smoothies LLC, came before the Village Board on Dec. 12, proposing to occupy the northernmost tenant space to operate a new Smoothie King location. Smoothie King serves specialized smoothies blended for specific health needs, goals, and ambitions with locations nationwide, stated the petitioner. Smoothie King anticipates utilizing the existing site layout as previously approved, which will require a new special use permit.
The 1.72-acre outlot is located north of Huntley Crossings Drive and south of Powers Road, within the Huntley Crossings Phase I Commercial Subdivision. The submitted plans for Smoothie King do not intend to modify the approved 2023 final PUD site plan or building elevations. Additionally, the parking lot is proposed to be completed with no change in parking count or configuration.
Vehicle access to the site is provided from the rear private roadway that runs parallel to Route 47 and connects Powers Road to Huntley Crossings Drive. Lot 6 features a dedicated access point at the northeast corner of the parcel. Cross access is also proposed between the front parking areas of Lot 6 and Lot 7c to the north.
Customers will enter the site using the north entrance apron and circulate the building frontage to the customer parking areas or the rear drive-through lane. The drive-through will have one lane dedicated solely to in-car order placement and menu screens for on-demand item selection. Drive-through stacking is provided for 10 vehicles to the pickup window and six vehicles to the menu board.
“The physical drive-thru portion was originally approved by plan commission and will be installed as initially without any modification other than signage, which you have been given all the information on,” President of Kolbrook Design Steven Kolber wrote to village staff.
The board was required to approve a motion for an ordinance approving a special use permit for a drive-through food service for Smoothie King to be located at 12900 Route 47. Smoothie King is expected to operate Monday through Friday from 7 a.m. to 9 p.m., Saturday from 8 a.m. to 9 p.m., and Sunday from 10 a.m. to 8 p.m.
