
Village Board to conceptually review elevations for new rental home development
HUNTLEY — At the upcoming Feb. 13 Village Board meeting, petitioner, Ryan Swingruber—a representative for Heyday Huntley—will present conceptual site plans and renderings for a new 137-unit residential development that is expected to be located on Lot 6 of the Huntley Crossings Phase 2, Plat 1 Subdivision. The subject property is located on the southeast corner of Route 47 and Regency Parkway and is zoned “B-3 Planned Unit Development (PUD)” Shopping Center Business District.
According to the agenda packet, the property is subject to the Riedl Property Annexation Agreement, which planned for the property to be developed as a big box and in-line retail. Heyday develops single-story attached and townhome rental housing with existing subdivisions in Aurora (Illinois), Sun Prairie (Wisconsin), and Oak Creek (Wisconsin). The company is looking to expand its home product to additional locations within Illinois.
The conceptual site plan proposed the construction of 92 single-story attached rental homes and 45 two-story rental townhomes on the 24.14-acre property. Access to the property is proposed from Powers Road and Regency Parkway extended. The rear load two-story townhomes are located along the north and south sides of the property with the front elevations oriented toward Powers Road and Regency Parkway (extended).
The single-story attached product is located toward the site’s interior, with planned open flex space serving as a central courtyard. The proposed plan features a landscape buffer along the north, south, and west frontages, including a five-foot-high landscape berm along the west property line adjacent to the service driveway providing access to the Route 47 commercial outlots. Each unit provides four parking spaces with an attached garage and a private driveway. The site provides 47 additional guest parking spaces throughout the development.
The conceptual plans offer nine two-story townhome buildings accommodating five units in each building. The one-story attached homes are comprised of 10 eight-unit buildings and two six-unit buildings. The attached homes and townhomes feature a mixture of materials including painted PVC paneling, vinyl lap siding, vinyl board and batten, masonry water table, and asphalt shingle roofs. Basements won’t be provided.
The proposed plans will require the following review and approvals from the Plan Commission and the Village Board. Because the plans are still in their conceptual phase, the Village Board is not required to provide a formal position statement on the proposal, and the petitioner will not be required to comply with any position statements that are offered. The concept review will provide the petitioner with initial comments and concerns that should be considered as they proceed in the formal review process.
