
New developers for former fire station one property look to demolish building
HUNTLEY — While plans are moving accordingly for the former Catty property, the same could not be said for the former Huntley Fire Protection District Station One property (11808 Coral Street).
On March 10, village trustees agreed to sell the southern portion of the fire station property to developer Billitteri Enterprises, LLC.
In addition, trustees approved the final Planned Unit Development (PUD) that would allow Billitteri Enterprises the redevelopment and use of the property, which would consist of the construction of an approximately 5,181-square foot ground floor D.C. Cobb’s restaurant and 18 studio, one-bedroom, and two-bedroom units in the three floors above the restaurant.
However, since that time, Billitteri Enterprises has assigned its rights to acquire and redevelop the property to a new developer, Coral Street Fire House, LLC, which now requests that the village acknowledge and approve the new assignments.
According to the May 26 Village Board meeting agenda packet, “Coral Street Fire House, LLC was identified as a permitted assignee under the original petitioner’s contracts for purchase and redevelopment of the property.”
Besides asking for trustees to approve the change in developers, the new petitioner is also requesting approval of what they refer to as a “minor modification” to the original PUD.
Village staff explained that the original plans for the Fire Station one property consisted of construction to renovate and add floors above the existing building.
Upon further analysis of the structure of the existing building, the new petitioner is now asking the village to allow them to demolish the former Fire Station One building so that they can construct a new structure in its place.
Coral Street Fire House told village staff that constructing a new building would be more cost-effective than trying to utilize the existing structure.
The developers also told staff that the exterior of the ground floor unit would be “reconstructed to have a similar appearance as the existing structure and the exterior of the upper floors would remain the same as previously approved.”
The new modifications to the original plans would also eliminate the angled corner of the former Fire Station One building that is located at the west end of the Coral Street side of the building.
At the May 26 Village Board Meeting, trustees will vote on a motion to decide if they approve of the minor modification to the original PUD, as well as decide on the assignments from Billitteri Enterprises to Coral Street Fire House for the redevelopment of the former Huntley Fire Protection District Station One property.
